A great deal of my practice involves helping people sell, buy and finance residential real estate… houses and condominiums. My role changes slightly in every transaction however, if I help you with your transaction you will always get personal and expert attention and pay a competitive fee for quality work.
Selling a Home
My principal role is to make sure that sellers fulfill their contractual obligations and are paid on time. I will prepare all necessary documents and meet with sellers to complete the signing of legal documents and help them understand the process of sale, the re-payment of mortgage debt, real estate commissions and legal fees.
Buying a Home
My principal role is to make sure that buyers get their keys on time and understand their costs and mortgage financing. After careful searches and preparation, I meet with buyers about 4 working days before possession. At that meeting we comprehensively review documents regarding the property, adjustments to the price, financing and legal costs. I help buyers understand how Land Titles registrations will be completed and how they can minimize problems when it comes to completing the final inspection and taking the keys to a new home.
Re-financing
Homeowners may require a lawyer when they decide to borrow from their existing equity. My role will depend on lender requirements, but in most cases I will meet to execute mortgage and other related documents about 4 working days before funding. We will discuss borrower’s requirements like surveys and insurance and address existing debt payouts, legal and brokerage costs and advance dates.
